How it works

You buy before the building is finished and pay in stages.

Projects with a published schedule come first. Each page shows the down payment, the instalments and the handover date as the developer publishes them, plus the district, the nearest landmarks and the layouts on offer. Where a plan or a date is not published yet, the page says so and Saddlepoint asks the developer.

Foreign buyers can own in the Jeddah zones approved for non-Saudi ownership. Saddlepoint checks the zone for the exact building before you reserve. See the questions and answers and the step by step guide.

Questions

Is buying off plan in Jeddah safe?

Off plan sales in Saudi Arabia are licensed under the Wafi programme, and buyers' payments go into an escrow account that is released against certified construction progress. Ask for the Wafi licence number of any project before you pay; Saddlepoint checks it for every project it lists.

What does a typical Jeddah payment plan look like?

Most plans start with a reservation fee or a down payment of 10 to 35 percent, followed by instalments during construction, with a final payment on handover. Some branded projects add a share after handover. Each project page on this list shows its own schedule where one is published.

Can I resell before handover?

Many developers allow a resale once a stated share of the price has been paid, with their written approval and an administrative fee. The rule is written in the sale agreement, so read it before you reserve.

What happens if the project is delayed?

The sale agreement sets the handover date and what the developer owes you if it slips. Escrow protects the money you have paid. Saddlepoint shows the published completion date and updates it when the developer does.
